Lund-Ross worked closely with the development team through an intense preconstruction process to determine the most effective plan to maximize living units and retail space within one of the oldest standing buildings in Omaha.

The property actually consisted of three attached structures in varying phases of decay. A process of selective demolition and collaboration with architect Holland Basham allowed them to create efficient spaces even with floors that did not align. Major restoration of the exterior married with new materials kept the historic nature of the property intact. A busy tenant on the east ground level was kept open and running throughout construction which posed challenges as new power and plumbing were run throughout.

Twenty-one units were created along with a restaurant on the main level. The highly challenging project was completed in November of 2023.
