Preconstruction Manager/Estimator

  • Solicits, interviews and pre-qualifies subcontractors.

  • Manages a database of qualified subcontractors capable of worksite completion.

  • Interfaces with subcontractors and suppliers to evaluate proposals relative to the scope of work.

  • Analyzes blueprints and other documentation to prepare time, cost, materials and labor estimates.

  • Prepares estimates for use in selecting vendors or subcontractors and for planning, organizing and scheduling work.

  • Budgets, estimates and prepares contracts for negotiated, select-bid and hard-bid projects.

  • Develops owner and subcontractor contacts.

  • Completes subcontractor buyout and turnover process.

  • Independently prepares proposals which meet quality standards, sets timelines and fee projections.

  • Accurately scopes out length and difficulty of projects and related tasks

  • Reconciles schematic drawings back to conceptual budget.

  • Researches local code and permit requirements.

  • Prepares value engineering as needed.

 REquirements and Qualifications

  • Bachelors Degree in Construction Sciences preferred and a minimum of 5 years estimating experience or an equivalent combination of technical training and related experience.

  • Knowledge of building construction, materials, systems, and market conditions. Experience in commercial construction, conceptual estimating, negotiated and hard bids.

  • Experience with Timberline or equivalent estimating software.

  • LEED accredited and BIM experience a plus.

Project Manager

Lund-Ross Constructors is seeking a detail-oriented, thorough, and organized Project Manager to join our staff. In this position, you will oversee financial budgets, coordinate contractors, and manage the construction process. You will also be in charge of organizing schedules, tracking inventory, and ordering and managing materials.

Duties and Responsibilities

  • Compile and plan budget, cost estimates, and other financial estimates

  • Coordinate, plan, and manage schedules for contractors and subcontractors

  • Develop construction project with architect, engineers, and trade workers

  • Order and manage materials and equipment

  • Provide internal reporting and projections for inventory

  • Oversee and supervise construction project progress and provide reports on timeline, progress, and adjustments

  • Ensure all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met

  • Perform the tasks of a cost estimator

  • Ensure that projects are completed on time and within budget

REquirements and Qualifications

  • Bachelor’s degree in construction management, construction science, engineering, architecture, or related field or commensurate experience.

  • Three years’ experience as a construction manager or in a similar position in construction management

  • Able to multitask, prioritize, and manage time efficiently

  • Able to manage team of employees and multiple projects

  • Experienced at compiling and following strict budgets

  • Excellent verbal and written communication skills

  • Accurate and precise attention to detail

  • Goal-oriented and organized leadership

  • Able to analyze problems and strategize for better solutions

  • In-depth understanding of the construction industry

  • Self-motivated and self-directed

  • Computer Skills: Proficient with Microsoft Office; Microsoft Project and experience with Project Management software preferred

  • Organized and able to create multiple timelines, budgets, and schedules

  • Knowledge of local, state, and federal building code regulations

Superintendent 

  • Provide on-site coordination for all phases of construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget.

  • Responsible for scheduling, inspections, quality control, and jobsite safety.

  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.

  • Perform quality control duties and responsibilities regarding the work being performed.

  • Communicate with project team regarding ASI’s, RFI’s, and material submittals.

  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.

  • Coordinate required inspections with local jurisdictions.

  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.

  • Identify conflicts in construction progress and communicate them to project team for resolution.

  • Maintain daily log of activities on the jobsite.

  • Ensure subcontractor has corrected all deficiencies identified by project team.

  • Preside over weekly subcontractor meetings designed to coordinate the work.

  • Ensure that the job site is always kept in a clean and organized manner.

  • Perform job progress and completion punch list identification and completion.
