Sawyer Building

CLIENT: 125 Broadway LLC
LOCATION: Council Bluffs, IA
ARCHITECT: Alley Poyner Macchietto

Lund-Ross served as the Construction Manager at Risk for the redevelopment of the historic 100 block of West Broadway in downtown Council Bluffs, Iowa. A mix of new residential and commercial space was built on a vacant lot bordered by West Broadway on the north and Pierce Street to the south.

The new Sawyer Building was constructed next to the Hughes-Iron building on West Broadway, which was renovated by Lund-Ross in 2010.

Lund-Ross built the new three-story building with retail and office space on the ground floor and 26 one- and two-bedroom apartments on the upper floors. The apartments feature high ceilings, modern finishes and large windows.

One the Pierce street side, Lund-Ross built 10 connected rowhouses. A one-story parking deck with 38 stalls was built between the rowhouses and the Sawyer Building. A total of 19 units in the 100 Block development will be designated affordable housing.
