The Sawyer Building

Lund-Ross served as the Construction Manager at Risk for the redevelopment of the historic 100 Block of West Broadway in downtown Council Bluffs, Iowa. A mix of new residential and commercial space was built on a vacant lot bordered by West Broadway on the north and Pierce Street on the south.

The new Sawyer Building was constructed next to the Hughes-Irons building on West Broadway, which was renovated by Lund-Ross in 2010. Lund-Ross will build the new three-story brick building with retail and office space on the ground floor and 26 one-bedroom and two-bedroom apartments on the upper floors. The apartments will feature high ceilings, modern finishes, and large windows.

On the Pierce Street side, Lund-Ross will build 10 connected rowhouses. A one-story parking deck with 38 stalls was built between the rowhouses and the Sawyer Building. A total of 19 units in the 100 Block development are designated affordable housing. 

The 100 Block redevelopment project was completed by Lund-Ross in fall 2015.
