The P.E. Iler Building

Lund-Ross completed the historic renovation of the P.E. Iler Building in downtown Omaha. Located in the city’s picturesque Old Market district, the six-story brick warehouse was built in 1900 to 1901. Lund-Ross was selected as the Construction Manager at Risk for the large-scale renovation of the building into luxury residences.

Lund-Ross started work on the P.E. Iler Building in 2005. A new roof was installed, structural repairs were completed, and the historic façade was cleaned and restored. Construction stopped while the architect searched for suitable replacements for the building’s historic windows. During the delay, the architect decided to pursue LEED Certification for the project, and Lund-Ross added a LEED Accredited Professional to the project team. Sustainable construction techniques and materials, including water-conserving plumbing fixtures and low-VOC paints and sealants, were incorporated into the project plans.

Construction started again on the P.E. Iler Building in the fall of 2007. The project scope included the replacement of the historic windows; the installation of new infrastructure systems; the construction of a new underground parking garage; the construction of 22 luxury apartments; and the construction of a new seven-story elevator tower addition.

Lund-Ross completed the historic restoration of the P.E. Iler building in September 2009, and the project was honored with an Excellence in Construction Award from Associated Builders and Contractors in 2010. The P.E. Iler Building was the first LEED Certified project completed by Lund-Ross.
